A Co-host is an individual or team that acts on behalf of the owner of a short-term rental (STR) that is found listed on platforms like AirBNB and VRBO. Our Co-hosting team is full-service, meaning we offer all that a Property Management (PM) team might offer, including the following: 24/7 guest communications, maintenance work management, handling emergencies, remote entry coordination, cleaning coordination, dynamic pricing, marketing, and more. However, we manage much fewer STR properties than a regular PM might. Having fewer properties overall (10s, not 100s), means we can spend more time per property ensuring the same high-quality care is taken for each guest as the owner might want. This allows our owners to make truly passive income on their STR investments without sacrificing quality.
A regular PM usually also charges extra fees for services that should be included, in our opinion. They charge the guests directly and are paid FIRST, while the owners get a cut after that. We, on the other hand, believe the earnings are YOURS as the owner. Thus, we make sure the owners are paid directly under their own listing account. We invoice for our fees after that. As STR owners ourselves, we know the value we bring to the table and look forward to working with you!
What does it cost to hire a Co-host?
Some might be surprised at how inexpensive a great Co-hosting team can be! Our pay structure includes the following:
Our percentage is NOT taken on cleaning fees (meaning our team pays for cleanings up front and charges back the owner on the 1st of the following month). Furthermore, our owners handle their own taxes for legal reasons, but we highly recommend Avalara as a helpful tool. Maintenance work and inspection fees are charged back to the owner as needed at pre-approved amounts, all outlined in our Co-hosting agreement.

We started by investing in Myrtle Beach, South Carolina in the height of Covid. Learning quickly how lucrative short-term rentals (STRs) could be, we grew to enjoy hospitality and hosting. As word spread of our success in flipping and running our own condo unit, others came to us for help. So, we began growing our co-hosting team and now manage more than 10 rentals, adding more each month.
It all began with our family, the Dennings. We started by researching and learning all we could. Then, we took the plunge in 2020, and we haven’t looked back since!
