Booking Terms

  1. Bookings
  • Bookings are made when we have confirmed your reservation and received an agreed payment as a deposit. Payment should normally be by an accepted credit or debit card via our web site; or by agreement: check, cash or bank transfer.
  • Bookings may also be made via an Agent under their own Booking Terms but will be subject to our Conditions of Stay.
  1. Payments 
  • The full cost of the stay is due upon booking.
  1. Prices
    • The price includes linen, towels, power, water
    • You may be, at our discretion, subject to additional charges in the event of breaches of these Booking Terms and Conditions of Stay.
  1. Availability
  • We will not be liable for any other costs whatsoever arising from closing the unit at any time due to unforeseen emergency actions.
  1. Arrival and departure
  • During the current Government Coronavirus restrictions, normal check-in is 3pm EST  and normal check-out time is 11am EST due to the extra cleaning protocols required to keep you safe.
  • Under normal circumstances, times outside of these may be agreed with us prior to arrival or during your stay but cannot be guaranteed.
  • A late check-out for whatever reason, unless previously agreed, will be subject to an extra charge if this affects the servicing of the unit or the arriving guest.
  • In the event you may not be able to vacate the property and we agree you can stay, you will be liable for the full costs of the normal booking periods for the property and you will indemnify us for losses arising from claims from guests with bookings for the property that need to be cancelled or amended.
  1. Cancellations and Amendments
  • To amend or cancel your Booking, call us at +1(678) 372 – 2484.
  • It is strongly advised that you have adequate travel insurance for unexpected events that could affect your holiday.
  • If you cancel your booking before 1 week prior to your stay, we will refund any payments made.
  • If you cancel or amend your confirmed booking within 1 week of the arrival date, we will try and re-let the accommodation. Whatever the outcome we will normally charge for any losses arising from the cancellation up to the full value of the original booking.
  • Bookings through our Agent will be subject to their own cancellation conditions.
  1. Our right to terminate your stay
  • We reserve the right to terminate your stay without being liable for any refund or compensation where you engage in what we consider as unacceptable behavior that causes a disturbance or nuisance to us, our neighbors or other guests; or you breach any Booking Conditions or Conditions of Stay.
  1. Liability
  • Our total liability to you is limited to the value of the Booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages. By booking directly through this website, you agree to indemnify and hold Denning Properties and all constituents of this site harmless and not liable.
  • We do not accept liability for any accident or loss from your car while on our premises, or the loss of valuables while left in the unit.
  • We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control.
  • You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss. For clarification this includes damage other than normal wear and tear and also includes damage to mattresses and any extra cleaning due to failure to comply with the Conditions of Stay.

Conditions of Stay

These conditions of any stay with us are applicable to all guests, whether the booking is made direct with us or through an Agent.

1. General Conditions

We have the following general conditions of stay to enhance the comfort and wellbeing of all our guests. 

  1. There is STRICTLY no smoking while inside the unit at any time. We will terminate your booking without notice and without being liable for any refund or compensation and we will charge a special cleaning surcharge of $300 if you smoke while you are anywhere inside the unit or there is a smell of smoke inside the unit upon your departure.
  2. Children must be well behaved and supervised at all times.
  3. The quiet and peaceful ambiance of our properties are very important to us and our neighbors and therefore guests must not make any what we deem as unreasonable noise in particular between 10pm EST and 8am EST daily.
  4. The unit must be left reasonably clean and tidy. Any requirement for additional and what we deem as unreasonable cleaning will be charged extra.
  5. Any breakages or damage should be reported to the owners at the earliest possible time allowing alternatives to be purchased or repairs made prior to the arrival of subsequent guests. This may be charged at cost, at our discretion.
  6. There is parking for a maximum of 2 cars per unit. No commercial or camper vans are allowed.

 

  1. Dog Policy

Our units are top quality and are enjoyed by many guests that do not have dogs. Therefore, our policy is super strict that no dogs are allowed, and you need to be aware of the following requirements before booking and during your stay. Failure to comply with these rules may result in you being asked to leave without compensation:

  1. We only accept service animals;
  2. We do not accept puppies or dogs that are not house trained and are not service dogs;
  3. You must advise us at the time of booking that you wish to bring your service dog, the type, and size;
  4. Dogs must be under strict control at all times while in the property and grounds.
  5. Any service dog toileting of outside areas must be cleared up by the owner without delay. Any ‘accidents’ inside on hard floors should be thoroughly cleaned. If carpets are soiled, you should advise us immediately so that we can use a carpet cleaner to remove. You will be charged for this service.
  6. Service dogs MUST NOT be left alone in the property or elsewhere at any time.
  7. Service dogs MUST NOT lie on beds.
  8. Service dogs MUST NOT lie on sofas and chairs.
  9. Service dog owners must ensure that their pets are clean and free from parasites and fleas before they occupy the property. Failure to do so will incur subsequent & potentially significant charges.
  10. After walks, soiled service dogs should be washed and dried outside the property before entry.

3. Facebook competitions

  1. The promoter is Denning Properties
  2. The competition is open to residents of the United States aged 18 years or over except employees of Denning Properties and their close relatives and anyone otherwise connected with the organization or judging of the competition. There is no entry fee and no purchase necessary to enter this competition.
  3. By entering this competition, an entrant is indicating his/her agreement to be bound by these terms and conditions.
  4. We have the right to allow more than one entry per competition at times. We will notify specifically in the post if this is the case
  5. Closing date for entry will be stated in the post of the Facebook page. After this date, the no further entries to the competition will be permitted.
  6. No responsibility can be accepted for entries not received for whatever reason.
  7. The rules of the competition and how to enter are clearly stated in the Facebook post. People can, of course, perform any of those social actions, but do so by their own will.
  8. If the prize is for a stay, the winner will be required to pay a $350 damage deposit fee 7 days prior to their stay. This will be refunded in full, assuming no damage is made to the property, within 7 days of departure.
  9. The promoter reserves the right to cancel or amend the competition and these terms and conditions without notice in the event of a catastrophe, war, civil or military disturbance, act of God or any actual or anticipated breach of any applicable law or regulation or any other event outside of the promoter’s control. Any changes to the competition will be notified to entrants as soon as possible by the promoter.
  10. The promoter is not responsible for inaccurate prize details supplied to any entrant by any third party connected with this competition.
  11. The prize will be clearly stated in the Facebook Post and will be subject to availability
  12. The prize is as stated and no cash or other alternatives will be offered. The prizes are not transferable. Prizes are subject to availability and we reserve the right to substitute any prize with another of equivalent value without giving notice.
  13. Winners will be chosen at random
  1. The winner will be notified via private message on Facebook and within 28 days of the closing date. If the winner cannot be contacted or do not claim the prize within 14 days of notification, we reserve the right to withdraw the prize from the winner and pick a replacement winner.
  2. The promoter will notify the winner when and where the prize can be collected
  3. The promoter’s decision in respect of all matters to do with the competition will be final and no correspondence will be entered into.
  4. The competition and these terms and conditions will be governed by Georgia state law and any disputes will be subject to the exclusive jurisdiction of the courts of the United States.
  5. The winner agrees to the use of his/her name and image in any publicity material, as well as their entry. Any personal data relating to the winner or any other entrants will be used solely in accordance with current USA data protection legislation and will not be disclosed to a third party without the entrant’s prior consent.   7. Entry into the competition will be deemed as acceptance of these terms and conditions.
  8. This promotion is in no way sponsored, endorsed or administered by, or associated with, Facebook, Twitter or any other Social Network. You are providing your information to Denning Properties and not to any other party.
